Louisville’s Federal Bureau of Investigation facility is a LEED Silver rated three-story office building, two-story secured parking garage, and associated annex. Each element is set within the required 100-foot security perimeter. The project is leased by the General Services Administration (GSA).

The office building consists of approximately 108,000 square feet of space around a centrally located 3-story atrium. The facility has a secure outdoor terrace. Rees Associates’ design carefully balanced progressive collapse specifications, required for security purposes, with sustainable daylighting and light shelf elements and views from over 90% of regularly occupied spaces. Recycled content materials were used in the project, equaling over 30% of the overall material value.

Additional environmental and operational savings were yielded with water conservation at a rate of 40% higher than required by code. Pervious grass pavers are used on site to reduce water runoff. Furthermore, job site recycling during construction enabled contractors to divert over 75% of construction waste from landfills.

The parking garage provides covered parking to approximately 50% of building occupants, and preferred parking is provided for carpools and low-emitting vehicles. A third-party commissioning agent was involved early in the process to ensure optimal performance of building systems.

The interior materials were selected based on regional priority and many of the products used were found within 500 miles of the site. Much of the materials contain recycled content. FSC wood was used where possible. The contractor implemented a comprehensive indoor air quality plan during construction.

Exterior architecture draws from the traditional style of surrounding Louisville, and is designed to be expandable in the future up to 30% while maintaining functionality and security features.
